Interesting enough, Buying a business requires that you follow the same advice I give sellers, the business valuation process is the same. Comparables are comparables, a business is worth what a buyer will pay for it. There are comparables for similar businesses currently FOR SALE. There are comparables of similar businesses that have SOLD. It is your responsibility to look at that information. As I always tell buyers..if you buy a business at it's market value...you should be able...if you so desire....... sell it at some later date and not lose any money.
The quality of the financials of the businesses FOR SALE are different for every seller, it does require some open-mindedness on the part of the buyer to determine any businesses value. A simple analogy I like to make, is...two pizza places ...selling the same amount of pizza's each month should be worth somewhat the same...as long as the equipment, lease rates and other factors are similar. The truth is, the financial records will appear much different, the cost of goods may be the same, but the taxable income may reflect a lower or higher number, depending on how they keep their records. Bookkeepers, accountants & sellers all record their financial records in difference ways. Some business owners toss their receipts in a drawer until tax time. Some deliver them to a bookkeeper at the end of each month. Some business owners have serious accountants that provide professional profit & loss statements that it would take another accountant to read.
What ever the case, after fifteen years, I've seem a lot and should be able to help you answer your questions, find the right attorney to assist you, find the right inspector for the equipment, find the right accountant to help you, etc.
America is strong because of small businesses. I want to help you find your dream business! Many people have become business owners before you, myself included. Between the professions, the sellers, the accountant, the attorney, the comparables, etc., you should find that comfort zone to help you decide if a particular business is for you.
